APRA’s latest general insurance performance data is a useful reminder that insurance pricing is being shaped by more than one factor.
While headline profitability across the sector has improved compared with the more volatile years of heavy natural catastrophe losses, insurers are still managing higher repair costs, reinsurance expenses, claims inflation and risk selection pressures.
For real estate agencies, that means renewal conversations are unlikely to be only about last year’s premium versus this year’s premium.

The practical message is that agencies should treat market updates as an early warning system. When insurers are profitable, it does not automatically mean premiums will fall across every business class. Underwriters still look closely at occupation, claims history, premises exposure, cyber controls, client money handling, property management activity, vehicles, staff numbers and the quality of risk information provided at renewal.

This is particularly relevant for agencies carrying several forms of cover, including professional indemnity, public liability, cyber, office contents, business interruption, management liability and commercial motor insurance. A rise in one policy may not tell the full story. In some cases, the larger risk is not the premium increase itself, but a quiet change in excesses, sub-limits, exclusions or the way claims circumstances must be notified.

Agency owners should also be careful about reducing cover simply to manage cost. A leaner policy can look attractive until a claim exposes a gap, particularly where the agency relies on laptops, cloud systems, trust accounting software, property keys, inspection devices, signage, vehicles and client-facing office operations. The cost of replacing equipment or defending a client dispute can move quickly, especially when revenue is already under pressure.

A practical renewal review should include three checks. First, confirm that revenue, staff numbers, services and locations are up to date. Second, review whether sums insured still reflect replacement values rather than depreciated book values. Third, compare the policy wording, not only the premium, so exclusions and notification conditions are understood before a dispute or loss occurs.

The current insurance environment rewards preparation. Real estate businesses that keep records current, explain their risk controls clearly and allow time for comparing options are better placed to make informed decisions. The goal is not simply to find cheaper cover, but to maintain protection that still matches the agency’s work, assets and legal exposures.
